An iconic building reimagined

Sixty2” is a visionary model for modern urban development in Berlin-Mitte

Together with Trockland Management GmbH, limehome is realising 130 serviced apartments here – as part of an innovative urban conversion that combines sustainability, design and functionality.

  • Revitalization instead of Demolition: Conversion project to transform a building complex from 1975.
  • Preservation & Expansion: Reconstruction in reinforced concrete skeleton construction, façade preservation and addition of a staggered storey
  • Flexible Usage Concept: Serviced apartments by limehome, office spaces, and additional commercial units; community area on the ground floor.
  • Central Location in Berlin-Mitte: Close to Alexanderplatz and Nikolaiviertel, direct access to the Klosterstraße underground station.
  • Completion: Planned for Q4 / 2027, approval already granted.

about the location

Sixty2 on Klosterstraße is situated in the economic triangle between Gendarmenmarkt, Alexanderplatz, and Mediaspree – a hotspot for politics, business, and culture. Klosterstraße is one of Berlin’s oldest streets, blending historic charm with modern urbanity. It is surrounded by venerable historic buildings, modern company headquarters, and vibrant gastronomy and cultural offerings.

The building complex from the 1970s is being reinterpreted with innovative architecture and transformed into a forward-looking project: Sixty2 – a representative place for working and staying. Led by the architectural firm Tchoban Voss, the building complex is being modernized and future-proofed, providing an optimal setting for our limehome serviced apartments.

from offfice location to hospitality experience

THE CHALLENGE AND THE SOLUTION

The building, originally constructed as an office and technical centre, offered a solid foundation, but also presented clear challenges for the planned transformation. The aim was to turn the existing office building into a new place to work and spend the night, without losing sight of the building’s special charm or the urban planning conditions.

The challenge

  • Integration into the Urban Landscape: Adapting to the cityscape and preserving distinctive facade elements, including the courtyard gate designed as “art in architecture”.
  • Functional Expansion: The transformation requires a successful combination of modern design and the requirements of a versatile usage concept.

The solution

  • Modern Construction Method: The reinforced concrete skeleton structure enables open and flexible floor plans that optimally accommodate both the modern usage concept and the existing building conditions.
  • Expansion and New Construction: Part of the courtyard facade was removed to make room for a penthouse floor and a new building. The new building concept integrates residential and working spaces, creating a balance between functionality and aesthetics.
  • Spacious Glass Fronts: Bright, light-flooded apartments provide the necessary comfort.

The revitalization of the property clearly demonstrates what sets limehome apart: maximum flexibility in repurposing existing buildings. Through efficient redesign of vacant spaces, we create a forward-looking concept that sustainably enhances existing structures. Together with Trockland Management GmbH, we worked intensively on optimizing space usage. From the creative facade design on the ground floor to the thoughtful adaptation of floor plans: countless planning rounds and innovative approaches were invested to perfect the results.
